A lot of Central Florida homes are concrete-block ranches with the same tired finishes: textured ceilings, cracked walls, scuffed trim. A good renovation starts by finding what's wrong under the surface, then puts it back square, smooth and clean.

Florida storms and old roofs leave their mark on ceilings. Fixing a stain properly means finding out if the board is still sound, replacing what's damaged, then taping, finishing and matching the texture so the repair disappears.

Tell us where the stain or crack is and, if you know it, whether the leak has been fixed. Photos help if you have them.
